Just want to say that the whole real estate industry is a scam. SCAM.
Everyone is trying to get paid - people who have nothing to do with anything!
Why is it so complicated? If it were up to me, the process would go something like this:
Me: Hi! I like your house. I will buy it from you for 2 dollars!
Owner: Hi! Thanks, but I think my house is worth 4 dollars.
Me: Oh, ok. How about we compromise - I'll pay you 3 dollars.
Owner: Ok! We have a deal!
(Shake hands and exchange money and keys)
Me and former Owner: Hooray!
